Well, our beautiful fall season has ended and now we head into our winter season. We are hoping for another winter with lots of snow to encourage the skiers, and snow mobilers to come and play at Evergreen. We are busy preparing for our winter owners. Remember to make your reservations early to ensure you get any upgrades you may require.
Fryeburg Fair was very successful again this year and again we were completely booked the weekend before and after the fair.
Work week which was held in October was a great success. As usual our dedicated owners came to Evergreen and worked to get chores completed at the Inn. The focus this year was vinyl-siding the outside walls of the Condo’s. We still have a few to go but it is making a very noticeable improvement. Mr. Evans came and assisted us digging some drainage ditches and drainage trenches around the back side of the building. We thank Mr. Evans for bringing his equipment for Evergreen’s use. Also big thanks to Don Bodwell, and all of the Management Team and ladies who also helped with numerous chores at the Inn. We truly appreciate everything everyone does for Evergreen.
The financial picture for Evergreen continues to be a challenge, but is improving. However, I must enlighten the owners to how things work financial. If you are an owner and your maintenance fees are due, please pay them and bring them up to date. Your maintenance fees are how (1) we operate the Inn and pay all expenses and staff (2) how our budget is calculated. When owners fall behind and don’t pay their maintenance fees it affects all the owners, which in turn forces our budget not to balance, therefore, causing an increase in your fees. Please let’s work as a team and bring those arrears up to date, and help us keep your fees low.
Due to a lot of delinquent owners we have been forced to implement two tiers of collections. The first tier is a collection agency for a short period of time, if this does not work, than we take the owners to small claims court. So far the owners that we have taken to court, Evergreen has received judgment on all these owners.
Evergreen has provided many happy memories for a lot of families and will continue to strive to make our families happy during their stay with us. The team works hard to ensure that new improvements are done every year, but again, to complete these improvements we need cash flow.
This year we placed all new shower rods and shower drapes in all the washrooms, we completely replaced all the old drapes in all of the rooms, condo’s and even the TV room. We also have purchased new Great Room furniture and chairs for all our owners to enjoy. Many owners have already complimented the staff on these new improvements.
You are hereby notified of the Directors Meeting to be held on December 3rd, 2011 @ 1pm to discuss the 2011-2012 budget. I would encourage as many Directors to attend as possible. If you cannot attend the Directors Meeting, please return your proxy/ballot. You must be a Director to attend.
